Status Update on Homeless Issues in Sunland-Tujunga

Here is a status update on homeless issues.
Sunland-Tujunga Homeless Issues
·         Problematic areas continue to be Sunland Park, Foothill Blvd in front of the library and Monica Rodriguez’s office, and the 7-11 Shopping Center by Fenwick and Foothill.
·         Spoke to the leasing representative for the 7-11 Shopping Center and encouraged him to hire security and install security cameras, the leasing representative agreed to relay the message to the owner.
·         Mentioned to the leasing representative that illicit activity that occurs in this plaza may deter people from visiting. A few businesses have looked into leasing the previous Sun Shirts commercial space in the 7-11 shopping center. No lease has been signed as of the end of January.
·         People residing on the sidewalks by the 7-11 shopping center are aware of ADA compliant laws when confronted by police and continue to be reluctant to move.
·         Two clean ups a week are typically completed for the area on Foothill in front of the library and Monica Rodriguez’s office.
·         Enforcement of anti-camping by the City of LA would be dependent upon the housing availability. Per Judge Carter, 60% of housing needs to be available to those that are unhoused.
HHH Progress
·         7,900 Units in the pipeline.
·         Challenges include having developers engage in profit sharing and having a prevailing wage requirement.
·         There is also a reserve requirement for HHH housing which adds to the cost per unit.
·         Land cost is about $45,000-60,000 per unit.
·         Requirements include having the units be energy efficient.
·         Average total development cost per unit: $557,420
·         The forecasted cumulative completed units as of Q1 is 900s units.
Other Homeless News
Tiny homes have been built in North Hollywood and potentially will happen in Reseda, Echo Park and Tarzana as well. These units are typically reserved for those within the district.
